Virtual office and VAT readiness check

Check before you file: is your virtual office address ready for company registration and VAT?

A registered address is not just a line on the affidavit. At VAT registration the officer looks for an address that exists, is usable, and comes with complete consent documents. This checklist walks the same items we review before filing.

Zura Labs & Business Hub Co., Ltd.

Short answer

A virtual office address works for company registration and VAT when it is a real place the owner consents to as your office, backed by a signed consent letter and proof of title, with your company sign physically displayed and someone on site to receive documents and an inspection during business hours. Miss one and expect a document request or a second visit.

The basics are still missing, and filing now is likely to draw several rounds of document requests. Tell us where you stand and we will set the order of work.

Still open, and important: A real building or unit that can be visited, with a complete house number · A company sign displayed at the premises, matching the registered name · Consent letter allowing use of the premises as an office, signed by the owner · Copy of title documents such as a deed or lease, plus the owner's ID · Someone can receive mail and parcels in business hours and notify you immediately · Ready to issue compliant tax invoices and to file purchase invoices systematically · No address you have no right to use, and no nominee shareholders

The place itself

The first thing an officer checks is that the place exists and can function as an office.

Questions people ask at this point

Can I file without every item ticked?

You can, but the items marked important usually trigger a document request or a repeat inspection, which costs more time than preparing properly. That is why we complete the file before filing.

Can I register the company and VAT at my own home?

Yes, if the owner consents in writing, title documents exist, the company sign is displayed and an inspection can take place. What people overlook is that a lease or condominium rules may forbid commercial use.

Should I register for VAT before reaching the turnover threshold?

It depends on your counterparties and cost structure. If your customers are companies that need tax invoices, being inside the system makes selling easier — but you must file every month without gaps. We look at your numbers and customer mix before advising on timing.

Must the registered address be where I actually work?

They need not be identical, but the registered address must be a place the company genuinely may use and can be contacted at. If you work elsewhere, set up a clear document-handling routine at the registered address so nothing with a deadline is missed.
