Can you register a company at your home address, or should you use a virtual office?

When a home or condo can serve as a company's registered office, the documents required, the risks founders overlook, and when a virtual office is the better call.

A home address can work for many companies if you hold complete proof of the right to use the premises: a consent letter, a house registration copy and the householder's ID copy. Many condominium regulations, however, prohibit office use, and registering there makes your home address permanently public. A virtual office fits when you want a documented address, separate from where you live, with someone actually receiving mail.

How this works in practice

    Check your rights to the premises first

    For a rental, check whether the lease allows business use and whether the owner will sign the consent. For a condo, read the juristic person's regulations.

    Decide whether VAT is likely in year one

    If VAT registration is likely, or customers will ask for tax invoices, the address must withstand an inspection. Some residences simply cannot.

    Weigh privacy and how the address reads

    The company address appears on documents, quotations and search results. For corporate clients, a business-district address raises fewer questions.

    Pick an address you can keep

    Changing the registered office costs fees and notifications. If you expect to move home within a year or two, the home address usually costs more overall.

Is a virtual office really usable for registration?

Yes, provided the operator actually occupies the premises and issues complete consent paperwork. We only register addresses at the two offices we occupy ourselves, and staff receive mail during business hours.

Do I have to come to the office?

No day-to-day presence is required. You work wherever you like; the registered address is the company's address of record, while use of space or meeting rooms is an agreed add-on.

How is mail handled?

We log it, notify you through the agreed channel, and hold it for pickup or forward it as you instruct. Official letters are flagged first because they usually carry deadlines.

I live upcountry — can I register at the Bangkok address?

Yes. The registered office need not be in the province where you live, though it determines which Revenue office handles you. We explain the practical difference between the Bangkok and Khon Kaen addresses before you choose.

Do banks accept a virtual office address?

Banks decide case by case and often ask for extra documents, including proof of the place of business and a director meeting. We prepare a complete address pack to reduce follow-up requests, but approval remains the bank's decision.

Can I move an existing company to a virtual office?

Yes, via a change of registered office. We assemble the address documents, file the amendment, and help notify the Revenue Department and key counterparties in one pass.
