What a registered office means under Thai law, how it differs from your working address and your mailing address, the proof of right-to-use that authorities ask for, signage duties, and what happens when the address stops being reachable.

A registered address is the office location recorded in your entity's registration at the Department of Business Development, and it is the address the authorities, the courts, banks and counterparties use to serve documents on the company. It does not have to be where staff sit every day, but it must be a real, precisely identifiable place — down to the room or floor — supported by complete right-to-use documents, with someone able to accept documents during business hours. If nobody receives post there, the real risk is missing a Revenue Department letter or a court summons without knowing.

- Service of official letters, court documents and tax correspondence, and the address shown on the company's formal documents such as tax invoices and contracts.
- How it differs from the working address
- A company may operate from several places. The registered address is the head office on the register, while a branch or factory is registered separately as a branch when the conditions apply.
- Proof of right to use the premises
- A consent letter from the owner or a lease, plus a copy of the ownership document, the house registration of the premises, the owner's or householder's ID copy, and a location map.
- Company signage
- The company name and registration number must be displayed at the office; officers look for it when inspecting the premises, for example while reviewing a VAT application.
- When the address changes
- File a change of registered office with the DBD and notify the Revenue Department, your bank, the SSO and your counterparties. Moving across provinces adds steps.
- What does not qualify
- An address that cannot be pinned to a unit, an address the owner never consented to, and an address where nobody can receive documents at all.

Decide first whether the business needs premises of its own
If you store goods, receive walk-in customers, manufacture, or need a licence tied to a location, a correspondence-only address is not enough — the premises must match the activity. Service, consulting, software and stockless online businesses can use a properly documented office address as their registered office.

Pick an address the company can keep for years
Changing a registered address is not hard, but it means an amendment filing, reissued documents, notices to authorities and counterparties, and new letterheads. The real cost is time and confusion, so choose an address that survives your next house move or office change.

Assemble the right-to-use documents before filing
This is where filings stall most often: a consent letter signed by the right person, a current ownership document or lease, the house registration of the premises, and the ID copy of whoever gives consent. In a condominium, check whether the building regulations permit office use at all.

State the address down to the unit or floor
Write the number, soi, road, sub-district, district, province and postcode exactly as they appear on the premises' house registration, and add the floor and unit if it is inside a building. A vague address means undelivered documents and trouble during an inspection.

Put up the signage and make sure someone receives post
Display the name and registration number at the office, and settle who receives the mail, how you are notified, and where documents are kept. Revenue letters and court documents carry deadlines; learning about them late is the hardest damage to undo.

Keep the same address consistent everywhere
The address on your affidavit, VAT certificate, tax invoices, bank records, online business profiles and contracts should read identically. Small mismatches get tax invoices rejected by corporate customers and make your business data look inconsistent to a reviewer.
Reasons this gets delayed or rejected
Using an address without written consent
Borrowing a relative's or friend's address on a verbal agreement fails the moment supporting documents are required, and turns into a dispute if the owner changes their mind. Always take written consent.
A condo whose regulations forbid office use
Many buildings are residential-use only. Registering first and being challenged later means redoing the whole address change. Check the regulations before you decide.
An address nobody attends
If an officer finds nobody, or letters bounce, pending applications stall and the company's data looks unreliable. The address needs a real person available in business hours.
Moving house and forgetting the registered office
The register does not follow you. Important letters keep going to the old place. When you move, file the amendment and notify every relevant body as one batch.
Answers to the questions we hear most
Must the registered address and the delivery address be the same?
No. A company can use its registered address for official documents and a warehouse or working address for goods. Two cautions: a storage place that amounts to an additional place of business may need branch registration, and the address on tax invoices must match what the Revenue Department has on file.
Is it lawful to use a service provider's address as the registered office?
Yes, provided the premises are real and the owner formally consents to their use as your registered office and issues the supporting documents. What is wrong is an address that does not exist, or one the owner knows nothing about. We provide our two real offices, Bangkok and Khon Kaen, with a consent letter, a map and company signage.
Can several companies share one registered address?
Yes. Nothing prohibits it, and it is ordinary in office buildings and accounting firms. What is required is consent documentation per company, signage for each entity, and a mail system that keeps their post separate.
Is the registered address public information?
Yes: it is retrievable from the DBD entity database and usually appears in commercial company-data services. That is why many founders avoid using their home: once published, it is copied onward and hard to remove.
What kind of address does VAT registration need?
It needs a place of business that can actually be inspected. Applications typically include right-to-use documents, a map, photos showing the company signage, and an officer may visit before approval. The decision rests with the Revenue Department: we prepare the documents and the premises, but we never promise an outcome or a date.
What if I stop using the provider's address?
File a change of registered office to the new address, notify the Revenue Department, your bank, the SSO and your counterparties, and keep copies of those notices so later documents reach the right place. We forward remaining mail for the period agreed with you.
