Changing your company's registered address in Thailand: who to notify and what to file
How to register a change of registered office with the DBD, notify the Revenue Department and Social Security Office, and update everything else that follows the address.
Zura Labs & Business Hub Co., Ltd.
Changing the registered address means filing a change of registered office with the DBD, supported by the company resolution required by its articles and proof of the right to use the new premises. After the new affidavit is issued you notify the Revenue Department and the Social Security Office, and amend the VAT registration if you are registered, because the address on tax invoices must match the register. Moving across a district or province also changes which area revenue and social security offices handle you.

- Primary authority
- DBD, registering the change of registered office
- Right-of-use evidence
- Consent letter or lease, with the owner's title documents
- Tax notification
- Yes — notify the Revenue Department and amend the VAT registration if registered
- Social security
- Notify the SSO of the change of premises
- Effect on tax invoices
- Tax invoices must show the new address from the effective date; a wrong address creates input VAT problems for customers
- Downstream updates
- Bank, sector licences, supplier contracts, online business profiles and the full sales document set
How this works in practice
- 01
Check what resolution your articles require
Moving within the same province and moving across provinces can require different levels of resolution depending on the articles and whether the memorandum must be amended. Check before scheduling the meeting so the resolution matches what the registrar expects.
- 02
Assemble complete evidence for the new premises
You need the consent letter or lease, the owner's title documents, a map and photographs. If you are moving to our Bangkok or Khon Kaen office address, we issue that document set ready to file.
- 03
File the amendment and collect the new affidavit
File at the DBD office or online. The new affidavit showing the new address becomes the evidence for every other notification.
- 04
Notify tax, social security and the bank, then fix sales documents
File the address change with the Revenue Department and amend the VAT registration, notify the SSO, update the bank, then correct the address on tax invoices, receipts, contracts, the website and business profiles so everything matches.
Reasons this gets delayed or rejected
Moving first and filing much later
Official letters keep going to the old address, so you miss warnings or audit notices — a small problem that becomes a big one.
Forgetting the VAT amendment
Tax invoices carrying an address that does not match the register create input VAT problems for customers and audit findings for you.
Using an address without written consent
Both registration and VAT require right-of-use documents; a verbal arrangement fails at the premises inspection.
Answers to the questions we hear most
Can I move from my home to your office address?
Yes. We provide registered addresses in Bangkok (Wang Thonglang) and Khon Kaen (Na Mueang Road) with the consent document set for the DBD filing and VAT registration. Fees are quoted per case.
Is an interprovincial move harder?
Slightly, because the articles may require a higher-level resolution and the responsible area revenue and social security offices change, so the notification order matters.
How long does it take?
Preparing documents and the resolution usually takes a few working days once shareholders and directors can sign; the new affidavit date and the other notifications depend on each authority's queue, so we give ranges rather than fixed dates.
Do sector licences change too?
Licence by licence. Where a licence is tied to premises — food, warehousing, locally permitted activities — it must be amended under that authority's own rules, separately from the DBD filing.
Should I tell customers who owe money?
Yes, in writing, because the address on both sides' tax documents must agree and it prevents misdelivered invoices and billing packs.
Must the registered address be where I actually work?
The registered address is the office of record used for correspondence and statutory documents, so it must be genuinely contactable and lawfully available to you. Day-to-day work can happen elsewhere, which is why a registered address service is legitimate.
