Registering a company in Chiang Mai: where to file, what to prepare, and the local pitfalls

A practical guide to incorporating in Chiang Mai: the provincial filing point, choosing a registered address in the city versus the outskirts, the tourism, cafe and digital businesses we see most, and what follows the affidavit.

Zura Labs & Business Hub Co., Ltd.

Short answer

A Chiang Mai company is registered at the provincial DBD office in Chiang Mai or online through DBD e-Registration. Steps and documents are the same as anywhere in Thailand; what differs is the address decision, because tourism, accommodation and restaurant businesses here usually need extra licences tied to a real physical location. We do not hold an office in Chiang Mai, so you register with your own address there, or use our Bangkok or Khon Kaen office address.

Step by step

How this works in practice

  1. 01

    Settle the registered address first

Accommodation, restaurants and tours must use the real premises address in Chiang Mai, because the licence attaches to the place. Service, consulting and digital businesses with no storefront can register at our Bangkok or Khon Kaen office address.

  2. 02

Reserve the name and write tourism-ready objectives

Prepare three name options and write objectives covering what you will actually do over two to three years — accommodation, food, activities, online sales — because later licence applications are checked against the objectives on the affidavit.

  3. 03

File the registration and get the tax ID

File the set at the Chiang Mai provincial office or online. Once the affidavit is issued, obtain the tax ID and register for VAT when turnover crosses the threshold or when partners require tax invoices.

  4. 04

Apply for activity licences, then set up the books

With the company in place, apply for the relevant licences such as accommodation or tour operator. In parallel set up books that separate revenue by channel, because room, food and tour income are recorded and taxed differently.

What goes wrong

Reasons this gets delayed or rejected

Using a condo that bans company registration

Many Chiang Mai condos and housing estates prohibit commercial registration. Check the juristic person rules before filing, not after.

Trading before the accommodation or tour licence

Taking bookings or selling tours before the licence exists invites inspection and fines. Sequence the licence ahead of the launch campaign.

Foreign shareholding that does not clear the rules

Tourism and several service activities restrict foreign shareholding. Get the shareholding and director authority right from the start, and never use nominee shareholders.

Questions

Answers to the questions we hear most

Can I live in Chiang Mai but register in Bangkok?

Yes, provided the business needs no storefront or premises-linked licence in Chiang Mai. The company is registered in Bangkok while you work from Chiang Mai.

Does a cafe need a company?

Not legally required, but once you run several branches, take catering work, or must issue tax invoices to corporate clients, a company handles credit and tax far better than a sole trader.

Is it slower than Bangkok?

Our side takes a similar three to seven working days once documents are complete. Queues and review belong to the authorities, and we do not promise approval dates.

Do you have a team in Chiang Mai?

We hold no office in Chiang Mai. We work remotely from Bangkok and Khon Kaen for documents, filing and monthly accounting.
